Selling your Rental Property?

How to transform from Drab to Fab (Hire a Decorator!)

Like anything, rental properties have a lifespan. After 20 years, my client decided to put her single-family rental home on the market and be done with tenants and property taxes. She hired me to transform the charming but dated ‘90s house into a standout gem.

The goal was to make the house look competitively upscale for sale, without spending a bundle. Here’s what we did:

  • Started with new interior and exterior color palettes. I had my Sherwin-Williams Rep send over large sample squares of 15 or so paint colors. The winner? Interior paint color Snowbound with Colonnade Gray for trim throughout.
  • Product sourcing (went shopping!) for two bathroom renovations: tile walls, waterproof flooring, new bathtubs, vanities, brushed nickel fixtures  – all based on a cohesive Transitional design style.
  • Kitchen overhaul of new countertop with cabinets painted Sherwin-Williams Autumn Orchid, which will look beautiful next to Snowbound.
  • New coordinated interior and exterior light fixtures.
  • New bamboo flooring throughout interior, to match existing kitchen floor.
  • Consult with the contractor to ensure accurate measurements. I like to go on shopping trips with contractors if they’re agreeable, for instant communication.
